Cleaning Before a Final Walkthrough

A walkthrough is a finger-on-the-windowsill test. What gets checked, when to schedule the clean, and why the morning of is the wrong day.

A final walkthrough is not an inspection. Nobody brings a moisture meter. What happens is that two people walk an empty house slowly, and one of them touches things.

That changes what the clean before it needs to prioritise.

What people actually check

Watch enough walkthroughs and the pattern is consistent:

  • They open a kitchen cabinet, usually an upper one near the sink
  • They open the oven and the dishwasher
  • They run a finger along a windowsill or a stair rail
  • They look up at the ceiling fan and the light fixtures
  • They put a phone flashlight on the floor, low and raking, which shows every streak and every missed corner
  • They look at the shower glass and the tile grout
  • They check the corners of rooms, where the vacuum tends to stop

Nobody opens the linen closet on the second floor. Nobody checks behind the water heater. Effort spent there does not change the outcome of the meeting.

Why the morning of is too late

This is the scheduling mistake that produces punch items on an otherwise clean house.

Construction dust is gypsum ground to a few microns. It stays suspended for hours after it is disturbed, which means that during a clean there is dust in the air that has not landed yet. It lands overnight. A house cleaned at 8am for an 11am walkthrough is a house where the ceiling fan dust is currently in transit toward the windowsill the buyer is about to touch.

The sequence that works:

Final clean: at least two days before the walk, after every trade is out.

Touch-up pass: the morning before, or first thing the same day. Horizontal surfaces, glass, floors, fixtures. Thirty to ninety minutes, not a full clean.

Two passes separated by a night beats one long pass, every time. More scrubbing on the same day does not fix a settling problem.

The raking-light problem

The flashlight test catches three things and they are all fixable in advance.

Streaks on glass and mirrors. Caused by cleaning glass in direct sun, or by product residue. Work out of the sun, use less product, finish dry.

Mop haze on hard floors. Too much product, dirty water, or not rinsing. A second pass with clean water only will lift it.

Vacuum lines that stop short of the wall. Perimeter and corners get done with a crevice tool, not by hoping the vacuum head reaches.

Before you leave the house, kneel down and look across each floor at a low angle with a light. That is the exact test that will be run on you.

The five things worth doing last

In order of how often they cause a comment:

  1. Windows and glass doors — including tracks, and including any adhesive residue from manufacturer labels
  2. Every horizontal surface at hip height and above — sills, ledges, the top of door casings, the mantel
  3. Cabinet and drawer interiors — a single sawdust corner in an upper cabinet undoes the impression of the whole kitchen
  4. Appliance interiors and door seals — the rubber gasket line on a fridge or dishwasher
  5. Floors, edge to edge, with the perimeter done properly

What the clean cannot cover for

Be clear with whoever booked it. A pre-walkthrough clean does not resolve:

  • Caulk lines that are messy rather than dirty
  • Paint touch-ups, drywall dings and nail pops
  • Hardware that is not adjusted — a cabinet door out of alignment reads as a defect no matter how clean it is
  • Overspray bonded into a finish
  • Scratches in a floor or a counter

If a cleaner finds one of these, the useful thing is a photo and a message before the walk, not an attempt to fix it. A cleaner working on a scratched finish with an abrasive makes a small punch item into a large one.

Selling an occupied home instead

Same principle, different list. The walkthrough on a resale is a check that nothing changed since the offer and that the sellers actually left. Priorities shift to: appliance interiors, inside cabinets and drawers, the garage floor, and every room that had furniture in it up to yesterday, because the outline of where the sofa sat is visible on a carpet and on a wood floor.

Booking it

For a builder handover this is the touch-up phase, and it is priced separately from the final clean because it is a fraction of the work. Post-construction cleaning is priced on floor area, one-time, from $365, with a 2,500 sq ft new build running about $725 for the full final.

We work Monday to Friday 7 to 7 and Saturday 8 to 5, which covers most walkthrough slots, and there is no travel charge to any of the fourteen cities we serve.

The one rule

Clean early, touch up late. The gap between the two passes is the part that does the work, and it is free.
