Cleaning Service Guarantees: What Each Actually Covers

Re-clean, money-back and satisfaction guarantees are three different promises. What each one obliges a company to do, and the clauses that void them.

Every cleaning company has a guarantee on its website. Very few of them describe what happens next, which is the only part that matters.

The four kinds

Re-clean guarantee. If you are unhappy, the company returns and redoes the areas in question at no charge. This is the most common promise in the industry and the most operationally real, because it costs the company labour rather than revenue.

Money-back guarantee. A refund of the visit. Rarer than the marketing suggests, and usually hedged with conditions that are not on the same page as the headline.

Satisfaction guarantee. The vaguest of the three. It can mean either of the above, or nothing. The word “satisfaction” does not commit anyone to an action.

Damage cover. Not a guarantee at all — it is insurance, and it is the one that matters most when something actually goes wrong. A guarantee covers work quality. Insurance covers a broken window.

Confusing the last two is the most expensive mistake in this list. A generous re-clean guarantee from an uninsured company is worth very little.

The clauses that decide whether it is real

Four questions, in order of how often they void a claim.

What is the reporting window? Twenty-four hours is standard and is the most common reason a claim fails — people notice on Tuesday and call on Friday. Ours is 24 hours from the visit.

What counts as covered? Missed tasks from the agreed scope, almost always. Things that were never in the scope, almost never. This is why a written checklist matters more than the guarantee wording: if “clean” is not defined, neither is “missed”.

Who decides? A guarantee where the company is the sole judge of whether you were right is weaker than one that simply sends a crew back without arbitrating.

How many times? Some guarantees are once per customer. Worth knowing.

Why we do re-cleans and not refunds

Our guarantee is a free re-clean within 24 hours. There are no refunds, and we say that plainly rather than burying it.

The reasoning is simple. A refund gives you money and leaves you with a dirty house. A re-clean gives you the thing you bought. For a company with no long track record to trade on, the promise that costs us something and gets you the actual outcome is the more useful one to make.

It also keeps the incentive straight. A company that refunds easily can absorb a bad visit as a cost of doing business. A company that has to send a crew back has a direct reason to get it right the first time.

What no guarantee covers

Being clear about this is more useful than another paragraph of reassurance.

  • Pre-existing damage. A chipped counter or scratched floor was there before.
  • Things cleaning cannot fix. Etched limestone, permanently hazed shower glass, grout that has been stained through, worn floor finish. In Austin the shower glass case is common: silica-based hazing from years of hard water is a change to the glass surface, not a deposit, and no product removes it.
  • Scope you did not buy. Inside the oven is an add-on. It will not be cleaned by a guarantee.
  • Tidying. A crew that could not reach a surface did not miss it.

A company that tells you what its guarantee excludes before you book is giving you better information than one that promises everything.

Insurance is the part to verify

Ask any company you are considering for a certificate of insurance. It should name a general liability limit, workers’ compensation, and ideally bonding. Any genuinely insured company produces one within a day, and you can ask to be named as certificate holder.

This matters more than it sounds. If a company uses 1099 subcontractors rather than W-2 employees, workers’ compensation may not cover the person in your house, and an injury on your property can become your problem. We carry $2M general liability, workers’ comp and bonding, our cleaners are W-2 employees, and the certificate goes out on request.

Comparing two companies fairly

Put the guarantees side by side and fill in five fields for each:

Company ACompany B
Remedy — re-clean or refund
Reporting window
Written scope defining “clean”
General liability limit
W-2 or subcontractor

If a company cannot fill in all five in an email, the guarantee is a marketing line rather than a policy. That is the real comparison, and it takes about ten minutes to run.
