How Much Does House Cleaning Cost in Austin in 2026?
Real Austin cleaning prices by home size and frequency, what drives them up or down, and why most companies won't publish a number.
Most cleaning companies in Austin will not tell you what they charge until you hand over your phone number. We publish ours, so let’s start with the actual figures.
What house cleaning costs in Austin
These are our own flat rates, calculated the same way the estimator on our site does it — on square footage, bedrooms and bathrooms, not on the clock.
| Home | One-time | Monthly | Every 2 weeks | Weekly |
|---|---|---|---|---|
| 1 bed / 1 bath, ~900 sq ft | $125–$155 | $115–$140 | $105–$130 | $100–$120 |
| 2 bed / 2 bath, ~1,200 sq ft | $180–$220 | $160–$195 | $150–$185 | $145–$175 |
| 3 bed / 2 bath, ~1,800 sq ft | $230–$280 | $210–$255 | $195–$240 | $185–$225 |
| 4 bed / 3 bath, ~2,500 sq ft | $305–$370 | $275–$335 | $260–$315 | $245–$300 |
For reference, the wider Austin market runs roughly $0.09–$0.14 per square foot for a standard clean, with a typical visit landing between $115 and $245. A three-bedroom house is the most common job in this city, and $230–$280 for a one-time clean is squarely normal.
Why recurring costs less per visit
A house that was cleaned two weeks ago takes less time than one that has not been cleaned in six months. That is the entire logic, and it is why the recurring discount is real rather than a promotion:
- Weekly — 20% off the one-time rate
- Every two weeks — 15% off
- Monthly — 10% off
Monthly gets the smallest discount because four weeks is long enough for a house to drift back toward needing a deep clean. Weekly gets the largest because by the third or fourth visit the team is maintaining rather than recovering.
Why your first clean costs more
Almost every company in this market — us included — treats the first visit as a deep clean and prices it at the one-time rate. Then you move to the recurring rate from visit two.
That is not a bait and switch as long as both numbers are quoted up front. If a company shows you only the recurring price and mentions the first-visit surcharge after you have booked, that is the thing to watch for.
What actually moves the price
In rough order of impact:
Square footage. The single biggest driver. It determines floor area, and floors are most of the labour.
Bathrooms. Disproportionately expensive per square foot. A bathroom takes longer than a bedroom of the same size and, in Austin, involves descaling — see below.
Condition, not size. A 2,000 sq ft home cleaned fortnightly for a year is a faster job than a 1,400 sq ft home that has never been professionally cleaned.
Pets. Not a surcharge in itself, but pet hair in upholstery and along baseboards adds real time. Tell your cleaner at booking so the right equipment shows up.
Add-ons. Inside the oven, inside the fridge, interior windows, laundry. Ours are $18 each. They are genuinely optional and most people do not need them every visit.
The Austin-specific one: hard water
Central Texas sits on limestone, and Austin’s water is hard. That has a direct effect on cleaning cost that people moving here from other states do not expect.
Limescale builds on shower glass, fixtures and around faucets faster than in soft-water cities. A shower screen that would stay clear for months elsewhere will haze over here in weeks. If a home has gone a long time without descaling, the first bathroom clean takes noticeably longer — and no amount of general cleaning fixes it without a descaling pass.
This is the most common reason a first clean in Austin runs long.
What “starting at” prices really mean
When a company advertises “cleaning from $99”, that figure almost always describes the smallest possible job on the cheapest possible schedule — a studio on a weekly plan. It is technically true and practically useless for a three-bedroom house.
Our own entry price is $75, and it means exactly that: a small home on a weekly schedule. The table above is the more useful number for most people.
Hourly vs flat rate
Some Austin companies quote by the hour, typically $90–$95 for a team of two. That can work out cheaper for a small, well-maintained home.
The problem is the incentive. On an hourly rate, a slower clean earns more. On a flat rate, the price is agreed before anyone starts and the company carries the risk if the job runs long. We price flat for that reason — but if you go hourly, ask for a maximum, in writing, before the visit.
What should be included at any price
Regardless of who you hire, these should not be extras:
- All supplies and equipment
- Insurance covering damage to your property
- A written scope so “clean” means the same thing to both of you
- A named point of contact when something goes wrong
If supplies or insurance are billed separately, the quote you are comparing is not the quote you will pay.
Getting a number without a phone call
You can get a flat-rate figure for your own square footage on our site in about a minute, without giving us a name or an email. It is the same estimator that produced the table above, so the number you see is the number we quote.
