Rough, Final and Touch-Up: The Three Construction Cleans

Post-construction cleaning is three separate passes for a physical reason. Builders who book only one get a callback.

General contractors who have done this before book three cleans. Ones who have not book one, and then book a second when the client walks the house.

The reason is not upselling. It is that construction dust stays airborne for hours after it is disturbed, so a house cleaned while trades are still working will have a fresh layer by morning.

Rough clean

When: after the messy trades — framing, drywall, sanding — and before finishes go in.

What it is: bulk removal. Debris out, surfaces knocked down, floors swept and vacuumed, windows scraped of the worst. Nobody expects this to look finished.

Why it exists: finish trades work faster and better in a clean space, and dust that gets sealed under paint or trim is there permanently. Skipping the rough clean shows up in the quality of the finishes.

Final clean

When: after every trade is out. Not “mostly out” — out.

What it is: the detailed pass.

  • Sticker and adhesive residue from every window, appliance and fixture
  • Grout haze from new tile
  • Cabinet and drawer interiors
  • Appliance interiors
  • Light fixtures, fans, vents and returns
  • Window tracks and channels
  • Full floor treatment appropriate to the material
  • Every surface, top down

This is what most people mean by post-construction cleaning, and it is the bulk of the cost.

The scheduling trap: if a trade returns after the final clean to fix a punch item, that room needs redoing. Sequence the final clean after the punch list is closed, not before.

Touch-up

When: a few days after the final, ideally right before handover.

What it is: a light pass catching what settled. Horizontal surfaces, floors, glass, fixtures.

Why it is not optional: during the final clean there was still fine dust suspended in the air. It came down overnight. The touch-up removes it, and it is the difference between a client walking into a clean house and a client running a finger along a windowsill.

Why the dust behaves this way

Drywall dust is gypsum, ground fine by sanding. The particles are small enough to stay suspended for hours, and every door opening moves them around.

Two practical consequences:

  • You cannot clean a house that is still generating dust. Cleaning before the last sanding is finished is wasted work.
  • You cannot finish in one pass even after work stops, because what is in the air has not landed yet.

Pricing

Post-construction is priced per square foot, not per room, because the work scales with floor area.

Ours starts at $365 for a small unit and runs to roughly $685–$835 for a 2,600 sq ft home. That is meaningfully more than a house clean of the same size, and the reason is in the list above — adhesive removal and grout haze alone are hours that a residential clean does not contain.

A quote that does not mention sticker residue and grout haze is a house-cleaning quote with a different name on it.

For homeowners taking handover

If you have just closed on a new build in Leander, Manor or Hutto, the builder’s “broom clean” is exactly that. It is not a cleaning service and was never meant to be.

Two things worth knowing:

Clean before the furniture arrives. An empty house is faster, cheaper, and lets a crew reach baseboards, closet interiors and floor corners that vanish the moment boxes land.

Replace the HVAC filter. After construction it is loaded. Running the system with a saturated filter recirculates fine dust for months, which is why a new house can feel permanently dusty after a thorough clean.

What to agree in the contract

  • Which of the three passes are included
  • Whether debris removal is in scope or separate — it is a common dispute
  • Who supplies water and power on site
  • What happens if trades return after the final clean
  • Whether the touch-up is included or booked separately

Write it down. Post-construction is the category where scope disputes are most expensive, because the volumes are large and “clean” is doing a lot of undefined work.
