The Real Cost of a Move-Out Clean in Austin
What a move-out clean costs by home size in Austin, why it is priced above a standard clean, and the deposit maths that decides whether it pays.
A move-out clean is the only cleaning purchase most people make where the return is a specific number: the deposit your landlord is holding. That makes the decision unusually easy to check.
What it costs
Move-out pricing runs above a standard clean because the house is empty and everything hidden by furniture is now in scope. Our flat rates:
| Home | Move-out clean |
|---|---|
| 1 bed / 1 bath, ~700 sq ft | $170–$205 |
| 2 bed / 2 bath, ~1,100 sq ft | $245–$300 |
| 3 bed / 2 bath, ~1,600 sq ft | $310–$380 |
| 4 bed / 3 bath, ~2,500 sq ft | $430–$520 |
Compare that to a standard clean of the same 1,600 sq ft three-bedroom, which sits around $215–$265 as a one-time visit. The move-out premium is roughly 40%, and it buys specific work rather than more of the same work.
Where the extra money goes
Five things are in a move-out scope that are not in a maintenance clean:
- Inside every cabinet and drawer, wiped top to bottom. In an occupied home these are full.
- Inside the oven and fridge, which are add-ons on a normal visit and standard here.
- Baseboards, door frames, switch plates and vents through the whole house, not spot-checked.
- Behind and under everything that used to be furniture — the appliance gaps especially.
- Full bathroom descaling. In Austin this is the line item that most often decides whether a bathroom reads as clean.
The empty house is why it takes longer, not why it costs more per hour. There is nowhere for dirt to hide once the sofa has gone, and an inspector is going to look in all of those places.
The deposit maths
A deposit on an Austin rental is commonly around one month’s rent. Under Texas law your landlord has 30 days after you surrender the property to refund it or send you an itemised list of deductions.
The deductions that show up most often are cleaning charges, and landlords do not bill them at market rate — they bill at whatever their turn vendor charges them, plus their own admin. A $150 cleaning deduction on a place that needed $310 of work is not the usual pattern; the usual pattern is a $250–$400 line for “professional cleaning” on a unit you thought you had cleaned yourself.
So the comparison is not “$310 versus zero”. It is “$310 now versus an unknown deduction later, decided by someone with no incentive to be conservative.”
If your deposit is $1,800 and the clean is $310, the clean pays for itself if it prevents a deduction of more than $310. The line items that recur on Austin move-out itemisations are ovens, blinds, shower glass and appliance gaps.
What it does not save you
Being straight about this matters more than the sales case.
A move-out clean does not fix damage. Nail holes, scuffed paint, a chipped countertop, carpet stains that have gone through to the pad, a cracked tile — none of that is cleaning, and no cleaning company can make it disappear. If your unit has damage, budget for it separately and do not expect a clean to absorb it.
It also does not fix wear. Texas law already says you cannot be charged for normal wear and tear. Faded paint after three years is wear. So is a worn traffic path in carpet. Do not pay for a deep clean hoping to hide something a landlord is not allowed to charge you for anyway.
And it does not guarantee a full refund. No cleaning company controls what your landlord writes on the itemisation. What a documented professional clean gives you is evidence — which matters if you end up disputing a deduction.
The Austin variable: hard water
Central Texas water is hard, and limescale on shower glass is the single most common reason an Austin unit fails a move-out inspection on cleanliness.
It is also the thing renters most often try to fix themselves the night before and cannot. Limescale is a mineral deposit. Scrubbing it with a bathroom spray moves it around. It needs an acidic descaler left to dwell, sometimes twice, and on glass that has been hazing for two years it may not come fully clear at all.
If you have lived in a place for more than a year and never descaled, that shower is the strongest single argument for hiring this job out.
Timing
Book the clean for after the last item leaves and before the walkthrough. That sounds obvious and it is the most common scheduling mistake in the whole category — people book the clean for moving day, then carry boxes across a clean floor for six hours.
If your lease ends on the last of the month, that day is the busiest cleaning day in Austin. Give yourself a buffer day if you can. May is worse than most months because UT Austin empties out at the same time.
What to ask for
Whoever you hire, get the scope in writing before you book, and check it includes inside cabinets, inside appliances, and blinds. Then ask for photos afterwards. A dated photo set of an empty, clean unit is the cheapest insurance available in a deposit dispute, and it costs the company nothing to produce.
Our move-out cleans start at $170 for a small one-bedroom and are quoted flat from your square footage before anyone books. If the landlord finds something in the first 24 hours, we come back and fix it.
